Commissions on the HUD-1 can be a flat fee, a percentage of sales price, or a combination but should not exceed the agreed upon commission in the listing brokers listing agreement. If the fee exceeds that agreed upon amount then HUD can determine if the services provided justify the additional charges. Unjustified charges are against the Real Estate Settlement Procedures Act or RESPA and can be subject to penalties.

Carbon Monoxide is a gas that can be created when combustible fuel doesn't burn properly or when the exhaust is not properly vented. It can come from appliances, water heaters, exhaust from your car, blocked chimney flues and malfunctioning appliances that burn fuel. If you see black soot around vents, flues, filters or appliance burners, there may be carbon monoxide present. Also, if your Natural Gas flame is yellow instead of blue, it may be present.

Follow these preventative tips and keep this list of symptoms of carbon monoxide poisoning on hand you suspect a problem in your Tulsa area home or business.

Preventive Tips:

Make sure that chimney's are properly vented and the flue is not blocked. Cleaning the chimney regularly is also recommended as annual maintenance.

Replace air filters regularly. If you find that it is hard to remember to change your air filter or have trouble locating one, contact Rick Butefish of www.Filters4me.com, 918-292-8600 about their easy air filter replacement program.

Keep appliance air intake areas clear.

Don't heat your business with a gas range or space heater.

Keep your heating and air-conditioning system running properly and have regular maintenance scheduled. Call Stephen Taylor of Air Assurance at 918-258-HEAT or www.airassurance.com. to schedule a check of your Tulsa heating and a/c system.

Install a carbon monoxide detector that is UL- approved and has an audible alarm.

Don't use a grill or start a lawn mower, car or any fuel burning engine in a closed garage, inside a building, or in an enclosed area.

Symptoms of Carbon Monoxide Poisoning:

Dizziness

Ringing in the ear

Fatigue

Increased perspiration

Weakness

Vomiting

Headaches

When a good quality hardwood floor is installed properly and needed repairs are done well it provides a beautiful and durable flooring option. When repairs, refinishes, and installations are not done properly, however, or a bad product is purchased it can cause many problems. Here are some common problems with hardwood flooring and their causes:

Buckling is usually caused when the flooring is not given proper time to acclimate, moisture testing is not done correctly, or it is not given proper room to expand.

Creaking or squishy floors can be caused by incorrect floor preparation on both a concrete slab and a wood subfloor.

Fading and color changes can occur simply due to exposure to light over time or from failing to install from different cartons. Since cartons of hardwood flooring can come from different lots it is important for the installer to use several different cartons at a time when installing the flooring in each area.

Visible and Invisible defects can occur when using a poor quality hardwood floor. Although it can also occur with even the best of hardwood products, it is less likely when good quality hardwood products and good hardwood flooring installers and repair professionals are chosen.

To ensure that your hardwood floor looks beautiful for years to come, select a good quality floor, have it installed properly, and make sure all repairs are done correctly.

For new hardwood flooring options in Tulsa, call Jim Ecrette of ProSource Flooring at 918-252-7711 or www.prosourcefloors.com/tulsa and ask for Darryl Baskin's Wholesale Pricing.

Want to buy Tulsa real estate? To prevent this problem should a catastrophe occur, here is a fun idea for the whole family. First, prepare an insurance inventory list. Think of all your electronic items, valuables, antiques, and anything else you want to list. Second, get a video camera and turn your insurance inventory list into a game for the whole family. Video everything from your sock drawers (let your kids count them) to your new TV. This will not only help teach your kids the importance of serial numbers on electronic items, but can also help your young kids with their counting skills. Finally, place the video in a safe place. A safety deposit box or fireproof safe are great locations. In the event of a fire or another catastrophe, this video will be of tremendous help. Not only for your finances, but also for your home and peace of mind. When it comes time to make the big move, keep these things in mind...

Don't wait until the last minute or you might get stuck with a bad company or a high price.

When calling a mover, make sure that you have the following information at hand: a list of items to move, moving date, where you are moving from and the destination, and approximate value of the items you are moving.

Make sure the company is licensed. If the company is not licensed, think twice!

Check their record with the Better Business Bureau and ask for references.

Ask around. A company that has been around for a while, will likely have a reputation.

Ensure that they have insurance adequate to cover the value of your property. Also, ask questions about what items are covered. For instance, many times, boxes that you pack yourself are not covered.

After asking lots of questions and selecting the right moving company, you can have peace of mind knowing that your property is in good hands!

For a quote to move your Tulsa, OK. area home, contact Mike at Relocation LLC at 918-459-6683 or www.relocationllc.net.

Want to move to the Tulsa, OK area? If you are Native American you may be eligible for a Hud 184 loan. This loan requires as low as a 1.25% downpayment, depending on the amount of the loan. FHA requires a 3.5% downpayment, Conventional a 5% downpayment, and Investment loans a 20% downpayment.

What are Points/Origination Fees? Point and Origination Fees are additional fees paid at closing to lower your interest rate. 1 point is $1000.

How do I find out exactly what my closing costs, fees, and other things are when I am comparing mortgage companies and their rates? Ask for a Good Faith Estimate. Look at fee lines 800-900. Compare the rate, points/origination fee, and other items within that range.

What constitutes a rural development loan? It is all based on the population of an area. Owasso and Glenpool are still rural and are eligible for a rural development loan. The USDA Rural Development website can give you more information about an area you are interested in.

How do Mortgage Bankers get paid? My commission is based on the volume I produce. The more I produce the higher percentage I make.

Whether you are a first-time home buyer or have purchased before, no question is stupid. Remember that rules and regulations change and some requirements and information from your previous mortgage may not be the same. Failure to understand the late policy could result in the cancellation of your policy. When selecting an insurance company remember to understand your policy coverage and ask the following questions regarding the company's policy on payments:

When does my payment have to be received in order to be on time?

Does the payment need to be postmarked by a certain time?

In what office does the payment need to be received?

How do you issue a cancellation policy? Will it be a part of the bill or separate?

Do you have a maximum # of late payments that are allowed before you cancel my insurance policy permanently?"

When you buy Tulsa area real estate, you count on the paperwork being properly reviewed. One of the important parts of a mortgage transaction is the Title Opinion. When you get a "title opinion" from an attorney, that "title opinion" is simply the opinion of the attorney you hired. It is important however, it does not provide any insurance against errors made by the attorney or insurance against a later claim of error in the title. This is where Title Insurance comes into play.

If you purchase title insurance and someone later questioned your ownership of the property, the title insurance company would be required to come defend your title.

A few things to note:

Title insurance only covers the period of time before your purchase of the property. It does not cover from the time you purchase and beyond.

Sometimes "exceptions" can be listed in your title policy. These would be things that were known when the policy was written such as, your driveway or storage building being on the neighbor's property.

Title problems are often called "clouds" which mean your ownership is not completely clear - someone could raise questions about it. Even if your ownership would not be lost, it can be expensive to remove the "cloud" on your title.

Title issues can arise from forgeries, improper paperwork filing at the courthouse, incorrectly completed forms, deaths and bankruptcies, lawsuits between other parties, and many other unknown circumstances.

Keep the following tips in mind when you decide to build a new home.

Location- Work with your Tulsa Area Realtor when purchasing land and building your home to make sure that the location you desire will fit your budget as well as the style and size you want in your home. Don't find out after purchasing that you can't do what you want or that the market will not handle your specific plans.

Building- Select your builder carefully! Ask for recommendations from your Realtor, after all they work with builders everyday. Ask builders for referrals and contact them. Ask plenty of questions and don't be afraid to get more than one quote!

Products- Once you have purchased land, selected a builder, and begun the building process, there will be many products to choose. Ask about your options and shop around in advance to make sure you get what you want at the price you want. When selecting roofing products and styles- keep in mind your budget, style of home, and the weather in your area. Remember that by adding ridge vents or using certain materials you can decrease your energy costs. When selecting flooring products- remember to check wear, stain resistance, and even product type (such as carpet, tile, or hardwood). When considering which extras you might want- Think about preventing pests before you move in. 1. Have a Sentricon HD Termite Elimination system installed up front to ensure that termites will not be a problem. 2. Consider using glass mulch in your flowerbeds. Glass mulch will not attract pests like traditional wood mulch, never washes away, and it looks great. Finally, decide if you want any home automation or home theater systems installed. It is easy to have installation done up front before walls and furnishings are in place.

Mortgage Options- Check with your Tulsa mortgage banker to find out what mortgage options are available to you. For example, can you qualify for a VA or Rural Home Loan? Also, make sure you know your budget and how much down-payment you have. If you have less than 20% to put down, ask about loans that require less down-payment!

This includes fees and the actual Annual Percentage Rate. Lenders that are not reputable would play games with the rate by adding fees. Many clients would close with a higher rate because the lenders would change the fees at the last minute. This act requires that lenders redo the Truth in Lending disclosure if the APR goes up by .125% or more. It also requires that closing must wait 3-7 days so that the buyers have time to understand any changes that may have happened. This can sometimes cause an issue when purchasing a home because this waiting time can't be waived. It is required and closing will sometimes be delayed. This also can increase costs for the seller and buyer for items such as interest, storage costs due to delayed closing and more.

For your Tulsa mortgage, contact Steve Currington with Currington Mortgage at 918-810-0092 or www.curringtonmortgage.com

For all your Tulsa, Oklahoma area luxury real estate needs, contact Darryl Baskin, McGraw Realtors at 918-258-2600 or www.tulsaluxurypropertygroup.com.

Are There Bugs in Your Bed?

Okay. I know you are probably saying "Bugs in my bed? There are no bugs in my bed!" Actually, there are. There are two types of bugs that you are likely to find in your bed: Bed Bugs and Dust Mites. Dust Mites are microscopic bugs that eat dead skin cells that are shed from humans and animals. They can be found in lots of places, but are especially prevalent on mattresses, frequently used furniture, and carpeted areas. Humans slough off 1/3 (or 10 grams) of dead skin a week and cats and dogs produce even more. More than 100,000 can be on your mattress and in one square yard of carpeting. Many of us can actually be allergic to dust mites and their feces, which is a large component of dust.

Some of us might also discover Bed Bugs. Exterminating Bedbugs can be a difficult task. If you don't treat them they will move through the walls into another persons apartment or condominium (if you have shared walls). These bugs can come from buying things 2nd hand, letting someone spend the night in your home, using someone else's moving equipment plus many other ways. Bed bugs need a blood host- people or animals. They will usually be within 15 feet of a blood host and it only takes them 5 minutes to travel that far. They can sense our carbon dioxide when we exhale. When the population starts to get big, they become a part of your clothing. If you are trying to get rid of bedbugs, wash clothes and everything you can, weekly. They will be in mattresses and many other things. If you start to get bites or look like you have a rash, you might have bedbugs. They look like a tick but are smaller.

I know you're probably saying "That's enough, tell me how to get rid of the nasty things!"

We can't completely get rid of dust mites, here are some ways to reduce dust and Dust Mites in your home:

Cover your mattress with a plastic cover or mattress cover made exclusively for reducing dust mites.

Use Hardwood Flooring instead of carpeting since it is easier to reduce and clean dust from hard surfaces.

Clean regularly. Wash your sheets and blankets at least once every two weeks and clean areas where they are likely to be every week.

Reduce fabrics on your furniture by purchasing leather furniture, which is less inviting to Dust Mites.

Use quality air filters and replace them often in order to reduce dust and allergens in your home.

To treat for Bed Bugs treatments are completely different. We don't use heat, we use pesticides to treat for Bed Bugs. Treatments range from $500-1000.

For all your Tulsa pest control needs, contact Mother Natures, 918-362-2000 or www.mothernaturesinc.com.

For more information about hardwood flooring options in the Tulsa, OK. area, contact Jim Ecrette of ProSource Wholesale Floorcoverings at 918-252-7711 or www.prosourcefloors.com/tulsa. That's because, many times, insurance adjusters are sub-contracted by the insurance company and are not familiar with your specific policy. To help alleviate that problem, make sure that you ask plenty of questions about your policy before you purchase it. Find out what is covered and what isn't. Also keep in mind that many policies stipulate that you have to file a lawsuit within 1 year of the claim or you will waive any right to do so. If there are problems with your claim, you may need to file a lawsuit before the year is up in order to make sure that your time doesn't run out and you are stuck with repairs that you can't pay for. To avoid being put into that position, work ahead, ask questions, and do your research.

For Tulsa Area Insurance, contact Mike Tedford of Tedford Insurance at 918-299-2345 or www.tedfordinsurance.com.

For legal advice on insurance claims in Oklahoma, contact Paul Boudreaux of Richardson, Richardson, Boudreaux at 918-492-7674 or www.rrblawok.com.

For Tulsa Maintenance Professionals, visit www.tulsahomecare.com or talk to the professionals listed here:

Roofing Repairs in Tulsa, Judy Smith, A-Best Roofing, 918-587-1426 or www.abestroofing.com
Disaster Restoration in Tulsa, OK, Roger Fisher, PCC Cleaning & Restoration, 918-641-1111 or www.pcccr.com
Plumbing Repair in Tulsa, Markwayne Mullin, Mullin Plumbing, 918-258-6636 or www.mullinplumbing.com
Tulsa Heating and A/C Repair, Stephen Taylor, Air Assurance, 918-258-HEAT or www.airassurance.com

Handling Fraud in Title Insurance

Handling fraud in any situation is difficult. When it comes to title insurance, there are some things to keep in mind. First, let's define title insurance. Title Insurance is insurance that covers financial loss as a result of a defect in a title to real estate. Second, we need to know what period the insurance will cover. When we buy home or auto insurance, we are covering our home or auto from the time we purchase the policy until that point in the future that the coverage is canceled. With title insurance, though, it works in reverse. Title insurance covers from the moment you purchase your home and into the past. If you are sued after you close on the property, then the title insurance may not cover you. Finally, title insurance issues can be quite trick. To ensure that you are covered for everything you need, talk to your attorney or your title company. You may even consider asking for extended coverage on your title insurance to cover you from your real estate purchase into the future.

If you have legal problems with your Oklahoma title, contact David Keesling at Richardson, Richardson, Boudreaux, Keesling at 918-492-7674 or www.rrblawok.com.

To purchase Tulsa title insurance or if you have questions about Oklahoma title insurance, contact Karen Burnette of Firstitle at 918-493-2241 or www.firstitle.com

For all your Oklahoma property, auto, and life insurance needs and more, contact Mike Tedford, Tedford Insurance at 918-299-2345 or www.tedfordinsurance.com

For all your Tulsa, Oklahoma area real estate needs, contact Darryl Baskin of McGraw Realtors at 918-258-2600 or www.darrylbaskin.com

When You Move, Don't Pack These!!

Packing and moving can be a lengthy and stressful process. Know which Projects Will Increase Your Home's Value

With many home buyers choosing to stay put as opposed to selling their home in the current marketplace, remodeling projects are gaining new ground. However, before you set out on your remodeling project, the National Association of the Remodeling Industry (NARI) advises homeowners to make sure they’re getting the most value out of their remodeling dollars.

In my years of experience as a real estate professional, I have seen first-hand how the right home improvements can add to your home’s value…especially today when equity has been so hard hit. Wise remodeling decisions will also help command a higher selling price if and when it comes time to put your home on the market. To help guide you, NARI offers the following suggestions when considering a remodeling project:

• Exterior home improvements such as roofing, siding, windows and doors are subject to the elements and usually need to be replaced after a number of years. In terms of re-sale value, updated exteriors give sellers an edge over buyers who are attracted to your home before entering.

• According to Energy Star, half of a home’s energy use is dedicated to heating and cooling. If a system is more than 10 years old, it may be time to replace it. New, energy-efficient systems are not only more cost-effective but are also better quality.

• All homes benefit from increased insulation and sealing, regardless of climate. Older homes are traditionally under-insulated compared to new homes, and recent insulation innovations like spray foam or cellulose increase the ability to trap air inside. Proper insulation evens temperature flows, reduces energy use and has long-term benefits.

• Kitchen and bath renovations continue to be winning remodeling choices, as homeowners continue to see the value in updating high-functioning areas of the home that are used frequently. Be sure to take universal design concepts into account, increasingly incorporated into kitchen and bath areas to accommodate people of all sizes, abilities and ages.

While it may be acceptable to handle cosmetic updates to your home on your own—such as painting—be sure to contact a qualified professional for larger remodeling jobs like the above. Also, if your home remodel is large scale in nature—and potentially cost prohibitive—consider “phased” remodeling, where projects are broken into phases over time, for a long-term project plan.

As the interest rates offered in mortgage refinancing is quite low eventually the monthly payments get reduced and it leaves the consumers with a considerable amount to save every month. However, mortgage refinancing is certainly not beneficial for everyone and several issues must be considered before deciding on the option of refinancing. If you are feeling hesitant and constantly pondering over the same question again and again ‘should I refinance my mortgage or not’ then read the rest of the article to know the answer.

Mortgage broker
Your first and foremost duty is to find a mortgage broker who can provide you honest information about the market and suggest you the best possible way to obtain mortgage refinance loan. Ideally, the mortgage broker would take into account your current financial condition and existing home mortgage condition and let you know if you are eligible to be approved for mortgage refinance or not. They can further help you to decide if mortgage refinancing is the best thing to do or not and how much money you will be able to save down the line by mortgage refinance.

Weigh and consider

Your next step must be to make your self aware of every financial detail, starting from t the amount of money you owe, the amount you pay as your current monthly payment and current interest rate. Then you should be aware of what your new financial status would be after refinancing and what will be the total amount of new mortgage loan, the type of loan the new monthly payment in near future. Be familiar with the estimated savings per month, the estimated savings in one year and the estimated savings over a longer period of ten years as well.
